What is a Realtor, and why do I need one?

Whether you are new to the housing market or a seasoned veteran, you might ask yourself, “Why would I pay someone to help me buy or sell my house?”

Real estate is an investment no matter how you look at it, and as such, it carries a lot of risks. To ensure buyers pay the best price for your property, it is imperative to work closely with a Realtor.

Not all real estate agents carry the distinction of a Realtor. According to the National Association of Realtors, about half of licensed real estate agents are certified Realtors.

A skilled Realtor will have intimate knowledge in your property’s strengths and weaknesses and know what sells well in the current market. They also have the established relationships necessary to streamline the process. All Realtors must have their current license and hold an active membership with the National Association of Realtors (NAR).

NAR requires its members to abide by a stringent code of ethics. It evaluates their professional conduct record and prioritizes its good reputation above all else. When you work with a Realtor, you can rest confidently that your agent has your best interests in mind, and you don’t have to take their word for it.

The Realtor’s Code of Ethics

As mentioned above, all members of the NAR are held accountable by an enforceable Code of Ethics. All members of the NAR must agree to uphold the 17 articles, and all infractions are subject to consequences and removal from the association.

The 17 articles of the Realtor’s Code of Ethics outline the agent’s professional standards and duty to their clients, customers, the public, and even other Realtors.

They are as follows:

  • The clients’ best interests are paramount, and all involved parties are entitled to honesty
  • Do not withhold, misrepresent, or exaggerate features or facts of the property
  • Cooperate and work closely with other brokers whenever applicable and in the client’s best interest
  • Be forthcoming about any previous or existing relationships with other members of your client’s family
  • Refer clients to other agents for any property you have a vested interest in, unless you’ve previously disclosed this information to the client
  • The client’s consent is required before you can accept any form of payment or commission
  • Do not entangle personal funds and client funds
  • Clearly communicate all agreements and confirm that all terms are understood by all involved parties—each client is entitled to a copy of their agreement
  • Do not discriminate on the basis of race, class, creed, religion, ethnicity, sexual orientation, sex, gender identity, or familial status
  • Only provide services you are qualified for and abide by all standards of practice
  • Practice honesty in all advertising and marketing materials
  • Do not practice law unless licensed to do so
  • Cooperate with all proceedings if charged with unethical practice
  • Do not slander other real estate agents
  • Do not interfere with other real estate agent’s professional or contractual relationships
  • Utilize arbitration—instead of litigation–for solving disputes
